THE STATE OF THE MARKET
Every spring, the housing market typically begins to warm up, and, with spring right around the corner, we are already seeing positive change in our market! Inventory continues to increase, giving buyers more options to choose from and sellers more competition, however, sellers are still netting great profits from the sales of their homes. This past month, the median sales price, price per square foot, the median percentage of the final list price sellers received, and the median percentage of the original list price sellers received all rose! Adding to this, the median number of days a house is on the market dropped 11 days this past month too! This means that homes are selling fast and for what sellers want. Anaheim Hills had an inventory of 119 homes on the market in February. That is a 2.2 months supply. 67 homes went on the market. 64 sales were closed and pending. The median sales price was $610,000.
Yorba Linda had an inventory of 227 homes on the market in February. That is a 2.9 months supply. 108 homes went on the market. 111 sales were closed and pending. The median sales price was $725,125.
Placentia had an inventory of 66 homes on the market in February. That is a 1.6 months supply. 33 homes went on the market. 64 sales were closed and pending. The median sales price was $595,000.
Brea had an inventory of 86 homes on the market in February. That is a 2.1 months supply. 47 homes went on the market. 52 sales were closed and pending. The median sales price was $668,500.
Fullerton had an inventory of 203 homes on the market in February. That is a 2.0 months supply. 119 homes went on the market. 150 sales were closed and pending. The median sales price was $570,000.
SALES PRICE IN ORANGE COUNTY
The median sales price in Orange County is on the rise! We started off in January with a median sales price of $620,438. Take into account that this is for the whole county and encompasses single family homes, townhomes, and condos. February saw a median sales price of $629,500 for the county. That’s a rise of $9,062. With the median sales price moving in a healthy direction, price per square foot rose, the median percentage of the final list price sellers received rose, and the median percentage of the original list price sellers received rose too! Home values are strong in our market and they are on the rise!
